Maintenance Visit Procedure

Every bi-annual visit follows this exact checklist — no shortcuts, no skipped steps.

Thermostat Calibration

We verify your thermostat is reading accurate temperatures and communicating properly with the system. If settings are off, we recalibrate or recommend a replacement.

Air Filter Inspection

We check your filter condition and airflow restriction. If you have a replacement filter on hand, we'll swap it in. Filters are the homeowner's responsibility — we'll let you know the correct size and MERV rating if you need to restock.

Electrical Connections

Every wire, contactor, capacitor, and relay is inspected. We tighten loose connections, check amp draws on motors, and test capacitor microfarad ratings.

Condensate Drain Clearing

We flush the primary and secondary drain lines with nitrogen or an industrial vacuum to prevent water backups and ceiling damage.

Refrigerant Pressure Check

We attach gauges to measure suction and liquid line pressures. If the charge is off, we identify why — a low charge always means a leak somewhere.

Evaporator Coil Inspection

We visually inspect the indoor coil for dirt buildup, frost patterns, or damage. If a deep clean is needed, we'll recommend a separate coil cleaning service.

Condenser Coil Cleaning

The outdoor unit gets a thorough rinse. Dirt, cottonwood seeds, and debris on the coil force the compressor to work harder and shorten its life.

Blower & Fan Motor Check

We test indoor blower speed settings and outdoor fan motor operation. Both are checked for amp draw, bearing noise, and proper rotation.

Safety Controls & CO Test

On furnaces, we test the flame sensor, limit switch, gas valve operation, and run a carbon monoxide test at the heat exchanger and supply plenum.
